Hotel, residential space and a heritage building – all protected with high-pressure water mist by Fireworks Fire Protection Limited

Ten Trinity Square is truly one of London’s landmark buildings, overlooking the river Thames at Tower Hill. It is a Grade II listed building, meaning it has been placed on the Statutory List of Buildings of Special Architecture or Historic Interest. It was designed by Sir Edwin Cooper almost a century ago and it was originally the headquarters of the Port of London Authority. After being a witness to various historical moments throughout the decades including hosting the General Assembly of the United Nations and also featuring in the 2012 James Bond film, Skyfall, the building has now entered a new chapter and has been developed into a modern hotel and luxurious private residential area.

Building description

Ten Trinity Square has a total of 100 hotel bedrooms, 41 private residences, a
spa, restaurants, bars and a club. The building restoration has been a meticulous process where the main purpose was to preserve the details of the original building. Installing a fire fighting system in the building had to be done in line with the preservation philosophy. Fireworks are extremely proud to have been selected as the fire fighting supplier for the entire building and designed and installed a SEM-SAFE® high-pressure water mist system.



Fireworks Fire Protection and the manufacturer of SEM-SAFE®  Danfoss Semco worked closely to provide the prestigious Ten Trinity Square project with the right fire-fighting solution for the OH1 hazards.

The benefits of SEM-SAFE®

The building has been installed with more than 3,000 SEM-SAFE® high-pressure water mist nozzles. With minimum water consumption, SEM-SAFE® has proven to be the optimal solution for fire-fighting in the Trinity building. In case of activation, the system will cause minimal water damage. The post clean–up is also minimal in comparison with traditional sprinkler fire-fighting technologies, where due to the large amount
of water conventional systems use the damage in case of operation can be far greater than that caused by a fire. With SEM-SAFE® high-pressure water mist the downtime is also significantly reduced.

The aesthetic design of the SEM-SAFE® high-pressure water mist nozzles integrates perfectly with the elegant architectural style of the Trinity building.

The SEM-SAFE® high-pressure water mist system uses very small pipes in comparison with other fire-fighting technologies. This allowed for fast and flexible installation and had no impact on the structural integrity of the building. This was a crucial factor for the historical preservation of the Trinity building. In addition, the SEM-SAFE® pump unit itself does not take up much room, allowing valuable space to be used for other revenue-generating activities.


Overview of High Pressure Water Mist systems

How it works:
When water is forced through nozzles at high-pressure, a fine mist is formed that has a two-fold extinguishing effect – it rapidly cools down the fire and starves the flames of oxygen to suppress the fire, reduce damage and prevent re-ignition of the fire.



  • • With fewer nozzles required thanks to optimized spacing and the need for only one pump unit for all applications installation cost and time as well as required service interventions are considerably reduced.

  • • 30% fewer components compared to other competing systems mean ours is lighter and more compact. This allows for easier installation, simplified maintenance and 
valuable space saving.

Cost of water supply is significantly reduced due to less piping, reduced water demand from the water supply. High Pressure water mist systems use up to 50% less water when compared to low pressure water mist systems and up to 80% less water when compared to traditional sprinklers.
